This Milton townhouse project involved the installation of a 30-foot structural steel I-beam to remove a long load-bearing wall and create an open-concept main floor between the living room, kitchen, and dining area. Completed under permit in just 3 days, the work also included added basement reinforcement and passed inspection right away, helping transform the home into one of the first in the neighbourhood with such a large structural opening.

Beam Installed!

Project Snapshot

  • Location: Milton, Ontario
  • Project Type: Structural Renovation
  • Scope: Load-bearing wall removal, steel beam installation, basement reinforcement
  • Beam Type: Steel I-Beam
  • Beam Length: 30 feet
  • Timeline: 3-4 days
  • Permit Status: Approved
  • Inspection: Passed and signed off

The Challenge

The existing townhouse layout was separated by a long load-bearing wall that limited openness between the living room, kitchen, and dining area. The project required a large structural opening in a townhouse setting, where coordination and proper support are critical.

Our Approach

Because the original permit drawings lacked detailed field information, our team created additional in-house technical drawings to better support site execution. This allowed us to coordinate the installation more clearly and ensure the work was completed to a higher standard.

Scope of Work

  • Removal of long load-bearing partition wall
  • Installation of 30-foot steel I-beam
  • Temporary structural support during installation
  • Additional basement reinforcement at point loads
  • Inspection coordination and final approval

Outcome

The finished result created a dramatic open-concept main floor and significantly improved the feel, flow, and visual openness of the home. It also increased the property’s appeal and helped position the home as one of the first in the neighbourhood to feature such a substantial structural opening.
