Oakville Main Floor Townhouse Renovation

Design Goals
The homeowners had just purchased the townhouse and wanted to complete the renovation before moving in, so the priority was to make the home feel updated, functional, and cohesive from the very beginning.
The main design goals were to:
- create a more open connection between the kitchen and living room
- improve the kitchen layout and storage
- modernize dated finishes such as the popcorn ceiling
- brighten the entire main floor with better lighting
- give the home a cleaner, warmer, more refined feel overall
Rather than going fully open concept, the design intentionally kept some separation between rooms while still opening up the space enough to improve flow and sightlines. This helped preserve structure and definition while making the main floor feel noticeably larger and more welcoming.
Construction Highlights
The project began with drawings and 3D renderings, allowing the homeowners to see the vision clearly before construction started. This helped guide the renovation with a stronger sense of direction and confidence.
One of the biggest changes was the partial removal of the wall between the kitchen and living room. Approximately 50% of the wall was removed, opening up the main floor while maintaining a sense of separation between the spaces. Structural work related to the wall opening was approached with engineering oversight.
The kitchen was then reworked into a larger U-shaped layout after removing the existing peninsula. This change improved circulation, created more practical workspace, increased storage potential, and left room for a future dining table.
To complete the kitchen update, we installed custom painted shaker cabinet doors paired with a quartz countertop, creating a timeless finish that balanced function with a more elevated look.
Across the rest of the main floor, we removed the old popcorn ceiling and replaced it with a smooth ceiling finish, updated the walls, and installed large plank luxury vinyl flooring throughout. We also added extensive new pot lights, which played a major role in making the home feel brighter, cleaner, and more modern.
The renovation was completed in approximately 1.5 months.
Project Story
This Oakville townhouse renovation was completed for homeowners who had just purchased the property and wanted to remodel the main floor before moving in. Rather than waiting to renovate later, they decided to transform the space upfront so it would feel more modern, more functional, and better suited to their lifestyle from day one.
The project began with drawings and 3D renderings that helped bring the kitchen and main floor vision to life before construction started. This planning phase made it easier to align the layout changes, finish direction, and overall design goals before work began on site.
A major focus of the renovation was improving the connection between the kitchen and living room. Instead of removing the wall entirely, we opened approximately half of it to create a more connected feel while still preserving some separation between the spaces. This gave the main floor better flow, improved sightlines, and made the home feel more open without losing all definition.
The kitchen itself was significantly reworked. By removing the existing peninsula, we were able to create a larger U-shaped kitchen that improved storage, increased usable counter area, and made the room feel more practical for everyday use. The updated layout also left space for the homeowners to add a dining table in the future.
The kitchen was finished with custom painted shaker cabinet doors and a quartz countertop, creating a timeless and durable finish that elevated the entire main floor. To support the rest of the renovation, we also removed the dated popcorn ceiling, refinished it with a smooth modern look, updated the walls, and installed large plank luxury vinyl flooring throughout the level.
Lighting was another major part of the transformation. With extensive new pot lights added across the main floor, the home now feels brighter, cleaner, and far more welcoming. Together, the layout changes, finish upgrades, and lighting improvements completely reshaped the everyday feel of the space.
Overall, this project is a strong example of how a thoughtful pre-move-in renovation can transform a home before the homeowners even unpack. By focusing on layout, function, lighting, and finish quality, the end result was a main floor that feels more open, polished, and truly move-in ready.
